By registering an account, browsing listings, or using any services provided on ListMyAdd.com, you explicitly agree to comply with and be bound by the following terms. If you do not agree to these terms, please discontinue using this platform immediately.
 
1. Eligibility and Account Registration
  • Minimum Age: You must be at least 18 years of age to register an account or post properties on this Website.
  • Account Security: When creating an account, you agree to provide accurate, current, and true information (Name, Email, and Mobile Number). You are solely responsible for maintaining the confidentiality of your login credentials.
2. Property Listing and Content Policy
 
Users (including individual owners, real estate brokers, agents, and builders) who list properties under the "Sell" or "Rent" categories must strictly adhere to the following guidelines:
  • Authenticity: All property listings must be genuine, legally authorized, and currently available on the market. Fake pricing, dummy configurations, or misleading descriptions will result in immediate ad deletion.
  • Image Guidelines: You must upload high-quality, actual photos of the property. Uploading stock photos, copyrighted images, or visuals bearing watermarks of competing property portals is strictly prohibited.
  • Prohibited Material: Any listing containing abusive, defamatory, political, adult, or fraudulent content will be permanently removed, and the user's IP/mobile number will be blacklisted.
3. Verification & No-Brokerage Disclaimer
  • Pure Classified Venue: ListMyAdd.com is strictly an online venue connecting property seekers with property advertisers. We do not operate as a real estate agency, property consultant, or middleman, and we do not charge brokerage or commission on successfully closed deals.
  • User Due Diligence: We do not physically inspect or legally verify the ownership papers, construction status, or government approvals (such as RERA registration) of the listed properties. Property seekers are strongly advised to perform thorough due diligence and physical verification before issuing any token money or entering into a contract.
  • Limitation of Liability: ListMyAdd.com, its developers, or owners shall not be held liable for any financial losses, property scams, or legal disputes arising between buyers, renters, owners, or agents.
4. Intellectual Property & Automated Watermarking
  • Content License: By submitting property descriptions, titles, and photos to our platform, you grant ListMyAdd.com a worldwide, non-exclusive, royalty-free license to host, display, and promote your content.
  • Watermarking Protection: To prevent unauthorized photo theft by third parties, our system automatically applies an official listmyadd.com watermark to all uploaded property graphics.
5. Paid Premium Packages & Subscription Policy
  • Featured Ads: Users can choose to purchase paid premium packages or subscription tiers to boost the visibility of their property listings.
  • Refund Policy: All payments made for premium features, featured slots, or account subscriptions are strictly non-refundable, even if a listing is taken down due to a breach of our Content Policy.
6. Service Modification and Termination
  • We reserve the right to modify, suspend, or terminate any service, feature, or user account at our sole discretion, without prior notice, if we detect multi-account spamming, fraudulent leads, or violations of these terms.
7. Governing Law and Jurisdiction
  • These Terms and Conditions shall be governed by and construed in accordance with the laws of India. Any legal disputes or claims arising out of the use of ListMyAdd.com shall be subject to the exclusive jurisdiction of the competent courts in Lucknow, India.
